		<description>I agree with James.  He&#039;s on the money!  Unfortunately the owner was trying to save a buck and in doing so ended up paying more than they anticipated.  I hope it is a lesson learned. </description>

		<description>The contractor could have done all that he claimed to do and the situation would remain exactly the same if the tank leaked in the past and continued to leak up until the tank was cleaned out and filled with sand.  The smart move would have been to request as a condition of sale that the tank be removed by the vendor, confirmatory soil samples collected by a competent geologist or engineer (and not a biologist), analyzed for the former contents of the tank and prepare a report documenting the findings. At most that would have cost $10 K  and on a  million plus dollar house is good insurance </description>
